Under the Building Safety Act 2022 there are two parts in particular which can prove difficult for the directors of single property (over 7 storeys high and or over 18m tall) companies to navigate. These are Part 4 and Part 5.

The Building Safety Act 2022 was introduced to ensure that improvements to the safety of homes particularly in high rise buildings are made, after the lessons learned from the Grenfell disaster, as well as several other building safety failures over the years.

Now, Principal Accountable Persons (freeholders and resident led management companies) are responsible for building and fire safety of high rise buildings, and they are at risk of criminal prosecution if they fail to take steps to embrace the requirements of the Building Safety Act 2022 and if they fail to exercise their duties with due skill, care and diligence.
